The purpose of our LEED® Consulting Services service is to support the client in achieving USGBC’s LEED® Certificatio n and highest possible long‐term value in the design, installation,start up, and operation of the mechanical and electrical systems for the buildings they manage. Reduction in operating costs, enhanced energy efficiency, improved tenant safety, comfort and health, and increased maintainability are only a few of the proven benefits. Certification management involves the actual implementation of the processes needed to meet Green Certification requirements as identified under assessments and audits.
Green Reporter – our proprietary software platform for Green Building Certification will ensure a real time data management tool. Once the project is registered, the project team begins to prepare documentation and calculations to satisfy the prerequisite and credit requirements current on the registration date. In collaboration with the onsite facilities management, a certification plan, which includes a credit summary and a specific, credit by credit t ask list and assignment of the responsible team member, will be prepared. Green Concepts International, LLC (GCI) will provide project management services for the implementation of this plan. A team of collaborating players is vital to successful Green Certification project management. Because most green rating systems are comprehensive rating systems that consider all aspects of sustainability with in the building, it is necessary to Identify the individuals and departments that need to work together to implement changes in operations and upgrades to the facility.
Commissioning and Enhanced Commissioning :
ASHRAE Guideline 0, The Commissioning Process, defines commissioning as ” a quality oriented process for achieving, verifying, and documenting that the performance of facilities, systems, and assemblies meets defined objectives and criteria”. Commissioning is therefore an ”umbrella” process for all the planning, delivery, verification, and managing risks to critical functions performed in, or by, facilities. Commissioning uncovers deficiencies in design or installation using peer review and field verification. Commissioning also accomplishes higher energy efficiency, environmental health, and occupant safety and improves indoor air quality.
Commissioning is a quality assurance‐based process that delivers preventive and predictive maintenance plans, tailored operating manuals, and training procedures. Essentially, the commissioning process formalizes review and integration of all project expectations during planning, design, construction, and occupancy phases by inspection and functional performance testing, and oversight of operator training and record documentation. GCI provides Commissioning and Enhanced Commissioning services. We have field staff who are accredited qualified professional engineers, HVAC specialists, MEP specialists and Roof and Envelope and Structural Specialists who can provide these services anywhere around the globe.
Energy Audits :
GCI can provide various levels of Energy Audits for any kind of Property ranging from a HUD multi family residential complex to a multi tenant multi storied commercial office building or a warehouse. Our Energy Audit is a two step process which combines elements of a Property Condition Report along with a true ROI study of energy requirements, current usage and scope for change / savings. The idea is to save the Client long term expenditure on energy and water use through engineering or reengineering MEP and auxiliary systems. At the first stage, we perform a thorough study of the building and incorporate elements of BIM (Building Information Modeling) to study current systems. The next stage includes a panel of experienced qualified accredited professional engineers and architects discussing various measures to reduce and save energy without sacrificing comfort or other basic client requirements. The findings are communicated via PDF report documents to the client. GCI’s capabilities also include Building Information Modeling (BIM), CAD/CAM design, Sustainable design (LEED, BOMA, GREENGLOBES, BREEAM etc), Indoor Air Quality (IAQ) testing, etc.
