Property Condition Assessments (PCA):
Property Condition Assessments are based on a site visit during which an evaluation of various external and internal building components is made. These systems include the roof, foundations, structural frame, building envelope, HVAC, electrical, and plumbing. GCI’s inspection also includes ancillary items such as site drainage, pavement, sidewalks, and landscaping. Building department records and drawings are reviewed and interviews conducted with property managers and engineers. Based on the physical condition of the components, their ages and expected useful life , significant defects , deficiencies, replacement and repair cost estimates are prepared. The cost estimates are noted as immediate needs or capital needs over a period of time designed by our client (usually the finance term).
Facilities Management and Building Information Modeling (BIM):
Facilities
management
is
the

the
built
environment
and
the
management
of
their
impact
up on
people
and
the
work place.

state‐of‐the‐art
software
and
experienced
architects
and
engineers
across
the
globe
to
provide
you
with
complete
3D
BIM,
including
typically
required
Architectural,
Structural
and
MEP
elements,
for
intelligent
and
updated
models.
We
have an
Architectural,
Structural
and
MEP
services
department
that
provides
design,
drafting
and
3D
BIM
modeling
services
to
consultants
and
engineers.
As
a
result,
our
construction
and
BIM
modelers
understand
the
engineering
and
design
behind
the
drawings.
They
can
produce
a
more
architectural
and
engineering friendly / intelligent
model,
compared
to
less
sophisticated
models created
by
software
operators.
Specialty Consultancy Services :
GCI provides specialty‐consulting services such as Fire and Life Safety Audits, Mechanical, Electrical and Plumbing Assessments, Roof and Envelope Assessments, Americans with Disability Act (ADA) Assessments, Structural and Geotechnical Assessments, and Vertical Transportation Assessments. Such assessments are performed by qualified and accredited Professional Engineers with at least 10 years of industry experience.
GCI can offer ALTA surveys, CAD / CAM Services and Risk Assessment services to aid in facility management.
Construction Advisory Services :
GCI provides construction advisory and progress monitoring services. Services include reviewing construction documents and plans, assisting in the coordination of the project team regarding pre‐closing services, making site observations for the purpose of :(1) assessing the status of the work in progress and assessing the performance of each of the following parties : Project Manager, Construction Manager and Contractor[s], (b) ensuring compliance by Project Manager, Construction Manager and Contractor[s] with approved plans and specifications during construction, and (c) reviewing general quality of work. GCI’s main responsibility is to advise Client regarding the steps Client should take to protect Client’s interest in the Project and help Client to insure that appropriate documentation is received relative to the permitting and construction phases. The goal of the advisory services is to meet the objective of a Tenant, without sacrificing quality or increasing Project cost to the Client. Value Engineering elements are often an add on benefit of such third party evaluations.
